Conservation status of the housing estates facades of the Residential Leasing Program in Pelotas/RS

Abstract


The production of housing estates is the most used form by the federal government to meet the housing demand of the low-income population. However, the low quality in the production process of housing estates causes a greater need for maintenance of the buildings, which becomes critical due to the limited availability of resources of the residents. Therefore, this study aimed to assess the conservation status of three housing units of the Residential Leasing Program (PAR) in Pelotas / RS / Brazil, Residencial Regente, Residencial Jardins da Baronesa and Residencial Estrela Gaúcha, a thorough inspection of the cladding of external facades. A by-eye evaluation was made to verify the pathological manifestations of cracks, humidity, coating detachment, and dirtiness, which were quantified and mapped using lists and graphic facades representations. The results were compared to data obtained in surveys previously made during the INQUALHIS project, making it possible to identify the tendency of building degradation and the predisposition in the pathological manifestation’s type incident on the facades of the recently built buildings. The pathological manifestations were also caused using buildings and the lack of maintenance and conservation of housing estates. Also, there was greater degradation in the ground floor of the residential, which decreases as the height of the floor increases. This study, in addition to allowing a better understanding of the process of production and management of social housing, can support works to recover the objects of study.
